We stock and install Mighty Mule gate motor replacements across Orange County, with most actuator swaps running $425 to $780 parts and labor depending on your model. The actual motor inside the arm is not sold separately by Mighty Mule, so the fix is almost always a full actuator replacement, the motorized arm that pushes the gate open. Owners typically find us after the gate opens halfway, starts groaning, or just sits there clicking while the control board lights up fine.
That clicking-without-movement moment is the classic Mighty Mule failure: the board sends power, the capacitor fires, and the motor inside the actuator has burned out or seized. It happens in Costa Mesa just as often as it does in Yorba Linda, and the humidity off the coast is not doing the internals any favors. The good news is this is one of the most straightforward gate repairs we do, and we carry compatible actuators on the truck for most Mighty Mule series.
Which Mighty Mule Models This Applies To
Mighty Mule has shipped three main actuator families over the years: the older FM series (FM200, FM350, FM500, FM502), the MM series (MM260, MM360, MM371W, MM571W, MM572W), and the newer Smart series built around the MMS100 and MMS200 actuators that pair with the MMK200 and MMK400 control boards. The actuator bodies look similar across generations, which is exactly where we see people order the wrong part online. The mounting bolt pattern and clevis pin size changed between the FM and MM lines, so a used FM500 arm will not drop onto an MM371W bracket without drilling, which we do not recommend.
Your best identifier is the sticker on the underside of the actuator body, usually faded but still legible. The model number there is what matters, not the shape of the cover. If the sticker is gone, we can match it by measuring the stroke length and the bolt spacing, but that is a job-site call rather than a guess. On the parts question: we prefer genuine Mighty Mule replacements when the board is staying, because timing and limit behavior are calibrated. For older FM-series gates where the board is aging too, a quality aftermarket with matching stroke and force rating makes sense, and we will show you the numbers before we order anything.

Signs Your Mighty Mule Gate Motor Replacement Is Failing
- The gate starts, then stops halfway. The motor’s internal gear train is binding or the actuator’s thrust bearing is worn. This is more than a lube issue on Mighty Mule units, the motor assembly is sealed and gets replaced as a unit.
- Clicking with no movement. The board and capacitor are firing, but the motor brushes have worn past contact. This is the single most common failure we replace in Orange County, especially on gates that cycle more than 20 times a day.
- Groaning or grinding during travel. The internal worm gear is chewing itself up. Once it groans, the end is weeks away, not months.
- Gate drifts back after opening. On a swing gate, the actuator’s internal brake or lock has failed. Some Mighty Mule models rely on the motor itself to hold position, so when it weakens, the gate creeps.
- Intermittent operation, worse in the morning. Coastal moisture seeps past the cover seal and condenses inside the motor housing. We see this all the time in Huntington Beach and Newport Beach, and it is why we recommend a cover and sealing the conduit entry when we swap one out.

AfterReplacement Cost & What’s Included
Here in Orange County, most Mighty Mule actuator replacements run $425 to $780 installed. That includes the actuator itself, the two clevis pins and clips, wiring terminations at the board, and a full travel and limit adjustment so the gate stops softly in both directions. The range comes down to which series you have: FM-series replacements sit at the lower end, while Smart-series MMS200 and MM series units land in the middle to upper end because the actuators cost more.
We give you the total price in writing before any work starts. That price is the price, parts, labor, and disposal of the old unit. No surprise line items after the gate is in pieces. We are an independent gate repair company in Orange County, not affiliated with Mighty Mule, so our recommendation on genuine versus aftermarket is based on what makes your gate run right for the longest, not what a brand pays us to push. Every replacement carries our written Kingswell Guarantee, 365 days, with a free return visit if the repair fails inside that window.
DIY or Call Us?
Here is the honest version. You can safely check for a tripped breaker, a loose connection at the control board, and whether the gate itself swings freely by hand with the actuator disconnected. Those are good first moves. What you should not do is open the actuator housing. The internal motor operates on both AC and DC paths, and a charged capacitor on the board can bite even with the power off. We have also seen a few DIY disassembles end with the spring-loaded brush assembly in the grass and a gate that cannot be reassembled.
If the arm is clicking or groaning, the motor assembly is done and there is no field-repairable part inside it. Calling us at (820) 529-0801 gets you a real person, a price in writing, and a technician who has done this exact swap in Orange County driveways hundreds of times. We will bring the correct actuator, match the stroke, set the limits, and clean up. Write the price down before the work starts, that is the whole plan.
FAQs
Most Mighty Mule actuators in Orange County last 4 to 7 years, depending on daily cycles and exposure. Coastal air shortens that by a year or two unless the unit is covered and sealed. Call (820) 529-0801 if yours is acting up and you want a straight read on what is left in it.
No. The motor inside a Mighty Mule actuator is a sealed assembly, and Mighty Mule does not sell internal motor parts to anyone, including us. The repair is a full actuator replacement, which is why we keep them stocked on the truck. We can usually get yours done in a single visit.
Most Mighty Mule actuator replacements take 60 to 90 minutes once we are on site. That includes mounting, wiring, travel and limit adjustment, and testing with a few full open and close cycles. You are back in operation the same visit.
We stock compatible actuators and clevis pin kits for the FM, MM, and Smart series on our trucks, along with gear kits and boards for the most common models. We also work on LiftMaster, Ghost Controls, and DoorKing systems. If we do not have your exact part, we can typically have it the next business day.
