BFT gate installation in Orange County is work we do regularly, and most residential jobs take one full day on site once the equipment is in hand. A typical swing-gate operator swap runs $1,400 to $2,800 parts and labor, while a complete slide gate installation with new track and operator lands between $3,500 and $7,500 depending on gate weight and power access. We are an independent BFT service provider, which means we install and repair BFT equipment without being tied to dealer pricing or manufacturer service schedules.
If you own a BFT operator that quit, or you are building a new gate and want BFT hardware on it, this page explains what actually happens on those jobs in Orange County. Call (820) 529-0801 and you will reach a live person who can talk through your setup.
How BFT Products Fail – and How We Fix Them
- BFT Deimos and Aries swing operators: capacitor failure. The Deimos BT and Aries lines use a start capacitor to get the arm moving. In Orange County’s dry heat, capacitors degrade faster than the motor itself. The symptom is a gate that hums but does not move, or trips its breaker on start. We replace the capacitor bank and test the motor windings before quoting a full operator swap. A $90 capacitor often saves a $1,600 operator.
- BFT Phobos and Thalia slide operators: gearbox oil breakdown. The Phobos line runs a worm-drive gearbox that gets hot in direct sun exposure. After five or six years of Orange County summers, the factory grease breaks down into a thin film and the gearbox runs noisy, then binds. We drain, clean, and refill with a high-temp synthetic grease rated for continuous outdoor exposure. BFT’s own service manual does not list this as a routine maintenance item, but we see it on nearly every Phobos unit older than five years in south-facing installations.
- BFT limit switch drift on Deimos and Phobos units. BFT uses magnetic limit switches on many models. Over time, vibration and gate settling push the magnets out of alignment, so the gate stops short or slams past the open position. We reset the limits and tighten the magnet brackets. If the brackets are cracked from repeated impact, we replace them with steel replacements rather than the factory plastic.
- Photocell failure from sprinkler overspray. This is the most common call we get in areas like Mission Viejo and Yorba Linda. BFT photocells are rated for weather exposure, but they are not rated for daily irrigation spray. The lenses cloud over, and the gate refuses to close because the safety circuit reads a permanent obstruction. We reposition photocells, install hoods, or replace them with sealed IP65-rated aftermarket units that fit the BFT wiring harness without splicing.
- Control board corrosion on older BFT models. Original BFT boards from the early 2010s (the ones with exposed terminals) develop corrosion at the screw terminals from coastal moisture. The gate works intermittently, or the remote stops functioning while manual open still works. We clean terminals, apply dielectric grease, and if the board is too far gone, we install a current BFT board or a quality aftermarket alternative that preserves the existing remote and safety loop wiring.

Our BFT Gate Installation Process
Every BFT job follows the same sequence, whether it is a new driveway gate or swapping a dead operator. Here is how we run it:
- 1
Site check and measurement. We measure gate leaf weight, length, and cycle count, then check power availability at the post. BFT operators have specific torque ratings, and installing an undersized unit is the fastest way to burn out a motor in two years.
- 2
Written price before work starts. Dean Prescott built this company on one rule: write the price down before the work starts. You get a line-item quote covering the operator, any replacement brackets, safety edges, and labor. No surprises at the end.
- 3
Parts decision. We recommend OEM BFT parts for motors, control boards, and limit switches. For brackets, housings, and some photocells, we use quality aftermarket parts when they are equal or better in material. You approve every part before it goes on the gate.
- 4
Installation and wiring. We mount the operator, run or reuse conduit, connect the control board, and set the safety circuit. BFT boards have specific open/close delay settings; we tune those to match your gate’s weight and travel.
- 5
Cycle testing. We run the gate through at least 30 full open-close cycles with a stop test on the safety edge and photocells. If the gate does not stop on obstruction, we do not leave.
- 6
Cleanup and paperwork. We leave the site cleaner than we found it, walk you through the remote and backup release, and hand you the invoice with the 365-Day Done Right Promise stamped on it.

AfterWhat BFT Gate Installation Costs in Orange County
| Job | Typical Range (Parts & Labor) |
|---|---|
| Swap existing BFT swing operator (Deimos/Aries) | $1,400 – $2,800 |
| Swap existing BFT slide operator (Phobos/Thalia) | $1,800 – $3,400 |
| New single swing gate with BFT operator and safety edges | $4,000 – $7,200 |
| New slide gate with BFT operator, track, and safety loop | $3,500 – $7,500 |
| Capacitor, limit switch, or photocell replacement (parts-heavy) | $180 – $520 |
The biggest cost drivers are gate weight and existing electrical. A heavy iron gate needs a bigger BFT operator, and a post without power means running conduit, which adds labor. We quote every job in writing before the first bolt comes off. Call (820) 529-0801 for a free estimate, and we will give you a real number, not a range with a shrug.
Why Orange County Homeowners Call Portcullis Gate Repair Orange County for BFT Work
Most of our BFT customers found us after another gate company flaked. The operator stopped working, someone came out, gave a vague number, left, and never came back. That does not happen here. We answer the phone with a live person 24 hours a day, 7 days a week. Our technicians are background-checked, arrive in uniform, and every job gets a written guarantee under the 365-Day Done Right Promise. If the repair fails within that period, we return and fix it at no charge.
We also service the other major gate operator brands: LiftMaster, Mighty Mule, Ghost Controls, and DoorKing. If you have a mixed property, a BFT gate on one side and a LiftMaster on another, one call covers both. Each Portcullis location is independently owned and operated, but every one follows the Kingswell Guarantee: written price, real arrival window, clean job site, and a written guarantee on the repair. That is The Kingswell Way: say the price before the work; show up in the window we gave; leave the place cleaner than we found it; put the guarantee in writing; come back if it fails.
FAQs
No. As an independent BFT service provider, we install equipment using factory wiring specifications, which preserves the manufacturer’s warranty on the new parts. If a warranty claim arises, we handle the documentation and parts return for you.
Yes, for motors, control boards, and limit switches, we use genuine BFT OEM parts. For bracketry, housings, and some photocells, we use aftermarket parts that match or beat the factory spec on material quality. You approve every part before it goes on the gate.
If the equipment is in stock at our supplier, we can usually be on site within 2 to 5 business days. Installation itself is a one-day job for most residential gates. For a precise arrival window on your project, call (820) 529-0801.
If the gate structure is sound, meaning the hinges, posts, and frame are not rusted through or sagging, replacing the operator is usually the right move and costs far less than a full gate. We will tell you straight if the gate itself is past saving. We do not sell you a gate when the operator is the problem, and we do not sell you an operator when the gate is the problem.
Yes. We run conduit, pull wire, and make the final connections to the operator and control board. If your panel needs a dedicated breaker or a disconnect, we coordinate that portion and include it in the written quote before any work starts. Call (820) 529-0801 for a free estimate on your specific setup.
