If your BFT gate motor has stopped responding or is grinding through its travel, we stock and install BFT-compatible replacement motors across Orange County. Most BFT gate motor replacements run between $650 and $1,850 installed, depending on your model and whether we’re replacing the motor alone or the full operator head. We carry BFT parts on our trucks for the most common residential models, so in many cases we can complete the swap same-day.
The way most Orange County homeowners discover this problem is unglamorous: the gate opens fine for months, then one morning it hums without moving, or it opens halfway and reverses. Sometimes the motor overheats and trips its thermal protection. Other times the capacitor gives out and the motor just sits there. By the time you’re reading this page, you’ve likely already checked the breaker, cycled the power, and stared at the keypad hoping for a different outcome. The motor is a wearable component. BFT builds solid operators, but California sun and daily cycling take their toll on the armature, the capacitor, and the drive gears.
Which BFT Models This Applies To
Portcullis Gate Repair Orange County works on the full residential BFT line, but the models we see most in driveways from Anaheim Hills to Huntington Beach are the Deimos BT, the Phobos, and the older Rigel 5 and Rigel 6 swing gate operators. On the slide gate side, it’s the BFT Argo and the BFT Aries that show up most often along commercial corridors near the Irvine Spectrum and in gated communities in Newport Coast.
The compatibility gotcha with BFT is this: the motor itself is rarely a universal fit. BFT serializes their operators with a specific gear-ratio match between the motor and the gearbox, and swapping in a motor from a different BFT model can leave you with a gate that travels too fast, too slow, or not at all. That’s why we ask for the model plate photo before we roll out. The plate is typically on the inside of the control board cover or on the underside of the operator housing. It lists the model code and the voltage. BFT motors come in 24V DC and 120V AC configurations for residential use, and matching that spec exactly matters more than matching the horsepower number. We also stock quality aftermarket equivalents for the common BFT part numbers where the OEM option is backordered, but we’ll always tell you which we’re installing and why before we turn a bolt. And to be clear: we’re an independent service company, not affiliated with BFT. We are, however, authorized in the practical sense that we’ve been working on their equipment for well over a decade.

Signs Your BFT Gate Motor Replacement Is Failing
- The gate hums but doesn’t move. This usually points to a dead capacitor. The motor is getting power, but the starting torque never arrives. On BFT operators, the capacitor lives inside the control box, and it’s the single most common failure we replace in Orange County. Heat accelerates capacitor death, and Orange County summer days shorten every capacitor’s life.
- The gate opens halfway and stops. On swing gate models, this is often the motor’s internal limit system losing its reference point. The motor still spins, but it no longer knows where the gate is, so it shuts down early to protect itself. This can sometimes be reset at the control board, but when it recurs weekly, the motor’s encoder or limit assembly is worn out.
- The gate moves slower every month. DC motors lose torque as their brushes and commutator wear. If your gate used to clear in twelve seconds and now takes twenty-five, the motor is on its way out. Ignoring it means the gate will eventually stall mid-cycle with the motor under load, which is also how you smoke the control board.
- The breaker trips when the gate moves. This is the motor drawing more current than the circuit can handle, typically from internal winding breakdown or a binding gearbox. Don’t keep flipping the breaker; the motor is telling you something mechanical or electrical has failed. Continuing to run it can take out the controller board too, and that’s another $300 to $600 on top of the motor.
- The gate slams open or shut when releasing from manual mode. On BFT operators with a hydraulic or mechanical release, weak motor braking allows the gate to free-swing. The BFT Deimos line uses an electronic brake within the motor assembly, and when that brake wears, the gate loses its smooth stop. This is a motor replacement, not a repair-you-can-live-with.
Replacement Cost & What’s Included
In Orange County, a BFT gate motor replacement runs $650 to $1,850 installed, with the motor itself accounting for roughly 40 to 60 percent of that figure depending on the model. The Deimos BT motor and capacitor kit typically lands between $650 and $950 parts and labor. A full operator head replacement on a larger slide gate like the BFT Argo with limit assembly runs $1,300 to $1,850. What drives the range is whether we’re replacing the motor cartridge only, or also pulling the gearbox, limit switches, and mounting plate because they’ve all worn together.
Every quote includes the part, the labor to remove the old unit, installation and alignment, limit setting, safety sensor verification, and cleanup. We follow the Kingswell Guarantee on every job: a written price before any work starts, a real arrival window, a clean job site, and a written guarantee on the repair. You’ll see the price on paper before we unload a single tool. Dean Prescott’s rule is simple: write the price down before the work starts. That is the whole plan.

What you can safely check: confirm the breaker is on, cycle the disconnect switch, and inspect the operator for obvious damage like a cracked housing or chewed wiring from rats. Those are visual checks that don’t require opening anything energized. What you should not do is open the control panel and start probing. BFT residential operators carry 120V AC into the transformer and the capacitor holds a charge even with the breaker off. A capacitor discharge across your hand is a genuinely painful lesson, and one that doesn’t need learning firsthand.
The other reason we say call us is alignment. A BFT motor swap done two degrees off the gear mesh will strip the new motor’s drive gear within three months. That’s the kind of thing we fix for free under our guarantee when we’re the ones who did the first install, but it’s expensive to undo if you paid someone else or tried it yourself. If you’re in Orange County and the motor is failing, call us at (820) 529-0801. We’ll give you a real price range on the phone before the truck moves.
FAQs
A BFT gate motor in our climate typically lasts 7 to 12 years, though coastal properties in Huntington Beach and Newport Coast with constant salt air often see failures closer to the 6-year mark. The two things that kill them fastest here are heat and daily cycle count. A driveway gate that opens thirty times a day between family members and landscapers will wear out a motor nearly twice as fast as one that cycles five times. If you’re at year eight and the motor is starting to lag, we’d call it time. Call (820) 529-0801 and we’ll come confirm whether it’s the motor or something cheaper.
Some components can be, including the capacitor, limit switches, and on certain models the brush assembly, but once the motor windings or the commutator has failed, replacement is the real fix. In Orange County, we’ll always tell you the repair path first if the math works out. If a $90 capacitor gets your BFT running for another three years, that’s the job we’ll recommend. But if the motor is the failure, we’d rather replace it once and give you a written 365-Day Done Right Promise than send you back to the same problem in six weeks.
Most residential BFT motor replacements take between 2 and 3 hours on site. That includes pulling the old unit, mounting the new motor, setting limits, and testing the safety loops. If we’re doing a full operator head and gearbox, budget 3 to 4 hours. We’ll tell you the window before we arrive, and we show up in it. That’s part of the Kingswell Guarantee, and it’s not negotiable at any Portcullis location.
Yes, we keep the most common BFT replacement motors and capacitor kits on our trucks, including parts for the Deimos BT, Phobos, and Rigel 5/6. For less common models or the larger Argo slide gate operators, we typically source the part from our Orange County supplier same-day or next-morning. We also carry compatible aftermarket equivalents where the OEM part is backordered, and we’ll tell you before the install which option we’re using and what the price difference looks like.
